Step 1: Define Your Budget & Requirements
Start with a clear understanding of your all-in budget — purchase price, stamp duty (7% for men, 6% for women in UP), registration (1%), GST on under-construction (5% for premium, nil for ready-to-move), and interior/moving costs. A common mistake is ignoring these ancillary costs, which can add 10–12% to the base price.
Step 2: RERA Verification
All real estate projects and agents in Uttar Pradesh must be registered with UP RERA (rera.up.gov.in). Before finalising any property, search the project RERA ID on the portal. Verify that the project timeline, approved plan, and developer details match what the builder is claiming. Avoid any project without a valid RERA number.
Step 3: Legal Due Diligence
Engage an experienced property lawyer to verify: title chain (minimum 30 years), encumbrance certificate, approved building plan, occupancy certificate (for ready properties), NOCs from power, water, and fire departments.
